THE BRIEF
Greg wanted a virtual tour he could use both for direct marketing (his own website, social, email outreach) and for the MLS submission on Realtor.ca. Realtor.ca rejects branded tours, so most agents end up making two tours or skipping MLS syndication. He wanted one shoot that produced both URLs.

- 72 panoramas across 7 areas (main floor, second floor, basement suite, attached and detached garages, exterior, and a drone aerial)
- A drone aerial of the property and surrounding forest
- A floor plan card with markers for every panorama, switchable between floors
- Live yaw cone on the floor plan showing where the camera is pointing in real time
- Branded version at viewer.metatours.ca/StewartMtn/ with Greg's name, photo, and Maxxam Realty branding
- Unbranded MLS-friendly version at the same URL with ?unbranded=1 — agent info stripped, outbound links removed, audited against Realtor.ca rules
HOW THEY USE IT
The most useful section if you’re wondering what a tour actually does for a business.
- 1 The branded tour goes on Greg's website and into his email and social outreach. It carries his name, contact card, and brokerage logo.
- 2 The unbranded URL is what gets submitted to Realtor.ca. Same panoramas, same floor plan, same shoot. No agent info anywhere.
- 3 Out-of-town buyers (and there are a lot of them on Vancouver Island) walk every room before scheduling a showing. The agent's time goes to qualified prospects only.
- 4 Greg sends prospective buyers a deep link to a specific room ("here's the basement suite, take a look"), which often closes the "is this property right for me" question in a single text exchange.
